What is the MLS (Multiple Listing Service)?
The MLS is a property database that contains the majority of real estate listings which are listed For Sale by real estate brokers and agents thru out the United States.
Is the MLS the best way to market my home?
Yes, the majority of homes thru out the Nation are sold through the MLS due to the large network of REALTORSŪ working with home buyers. Also, the only way to be posted on REALTOR.comŪ is through the MLS.
What is the process to list my home on the MLS?
- Place your order on the Listing Plans page of our website
- Our Flat Fee REALTOR affiliate that is a member of your local MLS will be given your information and contact you directly. The Flat Fee REALTOR will provide you with all the required listing paperwork.
- Once you complete the required paperwork and return it to your Flat Fee REALTOR, they will begin processing your order and will usually have your home listed within 24-48 hours. Orders are processed Monday thru Friday.
Is EZ Flat Fee Realty a licensed real estate brokerage?
Yes! EZ Flat Fee Realty and its affiliates are licensed REALTORSŪ in the states we represent. The difference between us and traditional real estate brokerages is that we charge a low, upfront flat fee and generally half of the percentage commission traditional brokers charge (i.e. 2.5% versus 5%). EZ Flat Fee Realty is a licensed real estate brokerage in New Jersey and our license # is 0336901.
Will EZ Flat Fee Realty be listing my home on the MLS?
EZ Flat Fee Realty can only list homes on the MLS in most of New Jersey. However, we are affiliated with a professional network of Flat Fee REALTORSŪ thru out the country who will be able to list your home. EZ Flat Fee Realty will not be your listing broker unless we list your home in the areas we cover in New Jersey.
How long does it take to list my home on the MLS/Realtor.comŪ?
Once all the required paperwork is completed correctly and submitted, our affiliates will list your property on the MLS within 24-48 hours and REALTOR.comŪ within 72 hours.
Will my MLS listing look like other listings in the MLS?
Yes! Your MLS listing looks just like any other listing in the MLS. We utilize the same input sheets as every other agent and your property will look no different.
How do I get my property listed in the MLS/Realtor.comŪ?
Only licensed RealtorsŪ can input and market properties on the MLS and REALTOR.comŪ. Our affiliates can usually have your property listed in the MLS within 24-48 hours and REALTOR.comŪ within 72 hours.
Will Realtors show my home if I'm not listed with their company?
Yes, that's why the MLS is so important. It allows REALTORSŪ to see and sell each other's listings and earn a commission if they provide a buyer. Keep in mind that in New Jersey, real estate commissions are not fixed by law and are always negotiable.
Do I pay a commission if my home sells because of the MLS?
Yes. If an agent brings a ready, willing and able buyer with a satisfactory contract that you accept, a commission will be due. The commission must be determined by you, the seller, when completing the listing agreement because all commissions being offered to a selling agent must be shown on the MLS. Real Estate commissions are not fixed by law and are always negotiable. REALTORSŪ cannot demand that a Seller pay a certain commission to sell their home. Any REALTORŪ that demands that a seller pay a certain commission can and will have their license revoked.
If I find my own buyer, do I have to pay a commission?
No. If you find a buyer on your own with no agent being the procuring source, you will not owe a commission.
Can I cancel my Flat Fee MLS listing?
Yes, you can cancel your listing while it is "Active". You will need to notify the listing agent to handle the process for you.
